The Exclusive View

This plot of land is placed on what is known as “the balcony of Lake Maggiore” in Ronco sopra Ascona. Surrounded by beautiful mountains, close to an ancient town center, with a rare view overlooking the Brissago Islands and the panorama of the lake in both directions, it is one of the most superior locations in the area and is perfect for erecting such an ambitious project.

An Extended Vision

Swept away by the natural beauty of Lake Maggiore and having just successfully managed to acquire more land than initially projected, Amēa and SAOTA decided to expand their ambitions further.

The land is four times bigger than the original plot, which allows us to complement the original villa with luxury apartments without compromising privacy. This will make the villa to an even more alluring destination for exclusive events and weddings, as well as multiply and stabilize its profits, as it will complete the value chain.

The villa is projected to encompass around 500 m², so it's spacious enough for such a highly sought-after location. It’s planned to construct around 24 luxury apartment suites. The total construction of both villa and apartments is estimated to be around 2740 m².

News from the Development Site

Starting from the beginning of 2022, the design and development of the land will take place. The initial development plan will envision either then the construction of a tunnel or road.

The project is going to be designed by the world-renowned architects who will be starting the production of the high-end design for the project in early 2022. Amēa's key partner SAOTA is one of the most prestigious ultra-luxury level architect firms in the world. The company was founded in 1985 by the outstanding architects Stefan Antoni, Philip Olmesdahl, and Greg Truen, and since then developed around 216 high-end projects and won 37 international awards like the Real Estate Discussions and Awards Architecture and Design - company of the year (2021), European Property Award (2019), TIDA International Home of the Year (2019), and International Property Awards Best Residential Development - Seychelles (2015).

Timeline

Due to the successful recent signing of the land purchase agreement, the project has taken a new dynamic, and we would like to present to you an updated state of the project timeline. The timeline is an estimation based on our current information, which will be refined and corrected in the future and clarified at every stage.

As due diligence has been completed resulting in the execution of the land purchase agreement, we are focusing on the planning and design phase, estimated to be completed by the summer of 2022. The construction phase has to be adjusted to this new expansion of land and the addition of the apartments, so we reset our prior timeline and now aim to be fully functional and operative by around October 2026.

Whilst the land purchase agreement has been validly signed and certified by the public notary, the actual transfer of the ownership of the land is envisioned to take place at the latest in Q3 2023, provided that until Q3 2023 Amēa is able to raise sufficient funds in order to finance the purchase price and the construction.

The Two Investment Options

Since its inception in 2020, Amēa has met impressive investor attention. Due to the acquisition of the bigger land plot and an increase in the construction plan, more new investors will be able to participate. Likewise, the original owner of the land was so passionate about the project that he has expressed his intention to become a significant investor himself.

1. Equity

Based on the capitalization of the expected future value of the project once realized, Amēa equity investors will enjoy a steady price appreciation of 10.0% every year until the project commences to be operative and has reached its expected operational valuation, as well as cash return (leveraged IRR) of 11.84% every year, and an estimated yearly return resulting from the increased value of the property itself of (2.0%) once the planned project has been realized and is operative.

New investors joining Amēa at a later date will pay a higher entry premium as the project matures. Therefore, they will receive a lower net return on their investments once the property is operational. The opening date for Amēa is planned to be in 2026.

2. Fixed Income

Amēa fixed income investment offers a range of bonds:

•  Conditionally Secured Bonds with fixed returns of 2.23 - 3.28% p.a. paid monthly or quarterly and fixed maturity date with a 4 - 7 year term;

•  Unsecured Senior Bonds with fixed returns of 4.15 - 6.25% p.a. paid monthly or quarterly and fixed maturity date with a 4 - 7 year term;

•  Unsecured Subordinated Convertible Bond with fixed returns of 8.12% p.a. paid monthly or quarterly and fixed maturity date with a 4 - 7 year term.

Early bird investors had different investment terms, which will be preserved.

Please note that these investment opportunities are only addressed to investors who do not qualify as a foreign person in the sense of the Federal Act on the Acquisition of Real Estate by persons abroad (“Lex Koller”), hence is only addressed to Swiss nationals resident in Switzerland or abroad, and to EU/EFTA nationals with domicile in Switzerland.

Summary

Amēa has successfully expanded its existing land holdings at Lake Maggiore and with its world-renown architecture partner, SAOTA began the planning and future construction of a high-end villa and luxury apartments. This expansion plan will make the villa a way more attractive destination for large-scale events and increase its profitability as well as diversify the income. The whole project is set to be fully operational by the end of Q3 2026.
